What I'm hearing

I'm two weeks into interviewing Charlotte property management operators. Findings publish here weekly starting in June. While I build the conversation pipeline, here's what I'm watching for and the questions I'm asking.

Hypotheses going in

Three patterns I expect to find, based on operator conversations elsewhere and the product gaps in AppFolio and Buildium.

  1. 01Maintenance dispatch is the worst Monday-morning workflow. Tenant submits a ticket, ops manager triages, vendor gets called, follow-up gets lost. Three people, four tools, no system.
  2. 02Lease abstraction is the silent tax. Each PDF lease has the key dates in a different spot. Someone has to type them into the PMS by hand.
  3. 03Applicant screening conversations bottleneck on humans. Pre-screen messages take time the leasing agent doesn't have.

Questions I'm asking

  • Walk me through what your team does every Monday morning.
  • How do you handle the 6pm call from a tenant whose AC died?
  • What did you try with AI that didn't work?
  • What's the most boring part of your week?

AppFolio AI Leasing, Buildium AI assistants, EliseAI, MeetElise, Hyly.AI, Lessen. Real activity in this space, mostly leasing-focused. Backend ops automation is still wide open.
